Buying a property probably is one of the most important investments in our lives. So make no mistake. The purchase process is complex, and often easy to get lost. If you are a foreigner, the fact that homeownership is in another country also makes everything that much more difficult. However, it is worth it to have the house you always dreamed of. And in a region that is a paradise for those who love to enjoy life with mediterranean glasses on.

In Naranja Spain we deal with many customers and situations, cases of all kinds and in situations during the sale that belive me you want to not have. In this post, we give you 4 tips that will make you avoid long-term problems.

1. Check for any housing charges and community costs

It is essential to check if the property is free and clear of any encumbrances that the owner may have created in it. Go directly to the property registration to apply to receive this kind of information or make it through a notary note. Sometimes you have to ask the council for a planning certificate to see if there is some kind of involvement that is not on the registration of the property.

2. Check the status of supplies and put them in your name.

Check that there are no default / unpaid services like electricity, water, telephone, gas etc. Any debt associated with the supplies of the property can affect you, and cause you a headache. Once it's all fine then put them under your name as soon as you know that there are no amounts owed by the previous owners.

3. Look carefully who is signing as the seller.

When you purchase a property from a developer, usually the administrator or agent of the company signs. Conversely, if it is a sale between individuals, all owners must sign , and if Dower or family home, both spouses.

4. Find out who bears the costs of the sale.

If the parties do not specify or if indicated in the contract that is "under brand law," the law of the competent autonomous community will apply. However, in the private document it is usually agreed who bears the costs, normally all paid by the buyer, except for goodwill that by law corresponds to the seller. Take note that if you buy from a promoter it is prohibited the buyer takes on the expenses that by law must be paid by the seller.
