First you need to have the NIE (Número de Identificación de Extranjeros) meaning; Foregneirs Identification Number. It's the equivalent of their Identification card called DNI, neededand issued by the Police Department when you need to do any economic transaction in Spain. You can also apply and obtain it if you give reasons why. Basically the NIE is all you need in order to be elegible to buy a house in Spain.
Though to purchase a house Spain a bank acount is not need by law, the Naranja Spain Real Estate team always recomends to open one just to facilitate the process whenpayingtaxes; the IVA (VAT) in the case of new properties or the ITP for second hand properties and the notary and registration expenses and the community fees.
Now if you need financial support from a bank without being resident is also possible. There are loans specifically designed for non residents and also you could opt for the loans the Spanish have with lower interest and covering the 80% of the price of the property.
Another interesting option to consider is to buy properties the bank owns like Solvia does. First because they sell properties with a very competitive real estate marketprice, specially on the coast andsecondly because the rates these property have are also competitive and with good conditions.
