Tips When Renting for Your Holiday in Spain 2 May 2016

Renting a holiday apartment, bungalow or villa in coastal areas is something common around our beaches and not only for foreigners also Spaniards prefer renting.

There are a lot of advantages to it and the one we like the most is that by renting you can change the the location and type of property each holiday. Here we wrote a series of guidelines and recommendations for you to consider before signing a lease to have a happy problem free vacation.

Make your Research

As the mismatch between reality and expectations is the source of many problems, the key is to make sure first of all the house it is as promised.

Ideally try to visit it before you rent the apartment.

If you can not visit the house ask the landlord or the agency to send you current photosand a dossier of the main rooms, entrances and views, as well as complementary services such as: pool, garden, tennis court etc.

Ask for the full report about th maintenance of furniture and appliances.

To find the right location, check the actual distance from the apartment to the attractions you want to be close to like: beach, restaurants, historic center, parks, public transport, etc.

Once you have chosen the apartment you are interested in, you can negotiate with the owner or the real estate the price and conditions. When you've reached an agreement, remember to always sign a contract.

Main aspects of the contract

  • The signal

Typically, the owner or the real estate agent will ask for a signal or first payment to guarantee the reservation on the agreed dates: the sum will be deducted from the total of the pay for the stay. The figure is set as a signal and can represent between 20 and 30% of the agreed price.

It is important to note in the contract the amount of the signal you are giving.

  • Cancellation.

Negotiate the possibility to cancel your reservation without an extra charge within a certain period, this will only work for reservations made well in advance. And in case of last minute cancellation it is comon for the landlord to keep the amount of the compensation signal or deposit.

To avoid conflicts and know where you stand, make you it is set the time after which the cancellation of the reservation implies the loss of the signal.

  • Proof of payment.

Ask for proof of payment, and always keep it.

  • Check data lessor.

Check that the benificiary person reciving the the signal, it's who in the contract as lessor, owner or mediator in case of a real estate appears.

  • Bail.

If you ask for bail to face possible damage potential tenants in housing, he calls for the concept and the conditions of its application clearly detail, also providing for their return.
