Did you know that homes have different taxes depending on whether they are new or second hand?

Today we are going to talk about the percentages of VAT; tax that also applies to the sale of apartments or any type of new status building and that has not been previously inhabited by anyone, not even by the builder. Because in that case you would not pay the VAT but the ITP, patrimonial taxes, read this article if you want more information.

Once you have purchased your new home, you will have to make the payment to the seller that is normally made at the signature of the notary, who is the one who must enter the amount of VAT in the Public Treasury.

There are different tax rates (VAT) applicable to a property according to its condition:

  • Super reduced of 4% are subject only new homes that are considered of official protection.
  • New housing of 10% are subject to all new houses that are sold freely without having any type of official protection and also those of public protection.
  • Regarding the VAT of 21%, the commercial premises will be subject even if part of these are destined to housing. They will also have a 21% VAT for parking spaces that are transmitted together with the house if they were more than two units. If there are 2 or less parking spaces, they will be subject to the same tax rate as the home.
